Mutual Management Company manages units that are located in the Cedar-Riverside area of Minneapolis, close to Augsburg, the University of MN, Fairview Riverside, and just east of downtown.

Riverside Homes consists of the following co-ops: Riverbluff, Watchcat, Union Homes, West Bank Homes, and Sherlock Homes. Rental units include single-family homes, duplexes, and a 9-unit apartment building. Riverside Homes has studio, one, two, and three bedroom units. Rents currently start at: $452 (studio), $595 (1BR), $750 (2BR), and $895 (3BR). The rent includes one off street parking space, cold water, and city trash. Residents pay for all other utilities. Section 8 vouchers are accepted.

Blue Goose is located at 1819 & 1825 5th Street South. Rental units include studios, one, two, and three bedrooms. Current rents start at: $412 (studio), $537 (1BR), $658 (2BR), and $758 (3BR). Rent includes one off street parking space, heat, water, and city trash. (Electric is also included in the 1819 building). There is a laundry room and additional storage located on site. Section 8 vouchers are accepted.

Riverside Homes and Blue Goose are Section 42 properties. There are income limits based on the number of people in the household. In order to income qualify, the household income must be under $32,340 (1 person), $36,960 92 people), $41,580 (3 people), $46,200 (4 people), $49,920 (5 people), $53,580 (6 people).

Each adult applicant will pay a $35.00 non-refundable application fee. A pre-lease deposit of $100.00 is also required at the time of application - this deposit is refunded if an application is denied.

Each adult must complete an application and Mutual Management will verify housing history, credit history, criminal history, sources of income and assets. Poor or adverse housing references, credit, and any criminal history may be grounds for denial.
